23-Story, Mixed-Use Project Grove Central Opens In Coconut Grove

Terra and Grass River Property have finished construction of Grove Central, a 23-story, mixed-use tower with 402 apartments, 170,000 square feet of retail space and a 1,250-space parking garage in Coconut Grove.

The transit-oriented, public-private project is built on Miami-Dade County land. It is connected to the Coconut Grove Metrorail Station, The Underline linear park, Miami-Dade’s bus system and Miami’s trolley network.

The residential tower is open for occupancy, with renters now moving in. The apartments range from 400-square-foot studios to five-bedroom units with up to 2,170 square feet. Rents range from $2,000 to $3,350 per month.

Apartments have plank flooring, smart stainless-steel appliances, full-size washers and dryers and floor-to-ceiling windows and balconies. Community amenities include a resort-style rooftop pool deck, grilling terrace, party room with karaoke lounge and a two-level fitness center.

Grove Central was designed by Touzet Studio, RSP Architects and New York’s Local Office Landscape Architecture. Its focal point is a tree-lined public plaza connecting it to a revamped Metrorail station and the Underline, a 13-mile linear park extending from South Miami-Dade to Downtown Miami.

The development’s retail component is opening in phases. Anchor tenants include Target, Sprouts Farmers Market, Club Studio, Total Wine & More and Five Below. Additional retailers expected to open over the next year include Black Sheep Coffee, Mattress Firm, Chipotle and T-Mobile.

“Grove Central is a preeminent example of a multimodal, transit-oriented development that combines daily-service retail space and class-A attainable housing product,” Grass River President Peter LaPointe said in a release, noting how the development’s connection to the Metrorail and Underline will promote ridership and alternative modes of transportation for residents and locals.
